			<content:encoded><![CDATA[<div class='snap_preview'><br /><p>One thing about living in Orenco Station that I will never take for granted is the access to the incredible town center shops.  Of particular note is the Renaissance Wine Shop.  Owner Mike Plunkett has created an extremely friendly and fun atmosphere for a diverse group of Orenco area neighbors to enjoy great wine and conversation.  Mike&#8217;s industry knowledge is unsurpassed and his wine recommendations are always spot on for the occasion.  If you have not yet ventured down to the Renaissance wine shop then make this week your first trip.  I guarantee that it will not be your last! </p>

			<content:encoded><![CDATA[<div class='snap_preview'><br /><p>The housing market in the Orenco Station area has not been immune from the recent downturn in the overall market.  There is, however, reason to be optimistic about the future of the area.  The migration rate is expected to be strong.  Genentech has made significant progress on their  finishing plant just north of Orenco Station and Intel.  Across the street from Genentech, Solorworld has made progress on the old Komatsu building in preparing it for the expected 1500 new employees.  Unfortunatly, we have not yet seen the first wave of employees entering the housing market.  The bright side is that we know they are coming! </p>
<p>The current situation creates opportunity for the Orenco Station housing market.  Currently, new construction spec homes are being sold well under market value with purchase incentives thrown into the deal.  We have targeted 3 specific communities that we feel provide the most upside for both investors and home owners.  In addition, the existing communities of Orenco Station, Orenco Gardens, Stonewater at Orenco, Orenco meadows, &amp; Club 1201 at Orenco are presenting outstanding values. </p>
